Older Mossy Creek houses
The downtown area near Carson-Newman has houses from the town's early decades, some with original wood windows. Facade grants from the Mossy Creek Foundation have focused attention on downtown's historic look. For older homes, weigh restoring sound sashes and adding storm windows against replacement with units that keep the original proportions. Any house built before 1978 falls under the EPA lead-safe rule for window work.
Student rentals near campus
Houses near Carson-Newman are often rented to students. Durable frames, tilt-in sashes for easy cleaning and secure locks matter on rentals. Bedroom windows must still serve as emergency exits; if a replacement changes style, it has to meet current egress sizes. See double-hung windows for the egress exemption.
Cherokee Lake homes
The TVA began buying land around Jefferson City in 1940 for Cherokee Dam, which created Cherokee Lake, and its southern arm touches the city's northwest edge. Lake homes have large windows facing open water. Lower-SHGC glass on sun-facing walls and fixed picture windows with operable flankers work well there.
Jefferson County rules
Jefferson County is not on Tennessee's Home Improvement license list. Jobs of $25,000 or more need a state contractor license. Check with the City of Jefferson City or Jefferson County about permits, and expect one for changes to an opening.
