Farragut houses and their windows
Most of Farragut is suburban subdivision housing. Where a house still has its original builder windows, the usual complaints are failing seals, sashes that no longer lock tightly and fogged insulated glass. The openings are usually standard sizes, which keeps replacement straightforward.

Homes on and near the lake south of Kingston Pike often have a rear wall that is mostly glass facing west or south over water. Reflected sun off the lake adds to the load on summer afternoons. Lower-SHGC glass, compared in daylight samples so the view stays clear, is the usual answer. Pair fixed picture windows with casements for ventilation.
HOA approval
Many Farragut subdivisions have homeowners associations with architectural review. Covenants commonly address exterior colors and grid patterns. Read yours before choosing black or bronze frames on a street-facing wall, and build the review period into the schedule so custom windows do not arrive before approval.
Town of Farragut codes
Farragut runs its own Building and Fire Codes Division at the Town Hall on Municipal Center Drive. Its FAQ says permits are not typically required for cosmetic work unless structural modifications are needed. Window replacement is not named specifically, so call the division before work starts, and expect a permit when an opening changes size. Knox County licensing rules still apply: a $3,000 to $24,999 residential job needs a Tennessee Home Improvement license.
History along Kingston Pike
